What we do


COIMA SGR selects and manages real estate assets mainly related to urban regeneration projects and mainly through Alternative Investment Funds (AIFs).

COIMA SGR’s investment process integrates sustainability in all its phases, both for the acquisition of an existing property or for the initiation of a redevelopment or development initiative. To further strengthen its commitment and transparency towards its investors and the market, COIMA SGR has immediately adopted the new regulations on the transparency of the sustainability characteristics of the Investment Funds (SFDR Regulations) promoting investments with environmental and/or social sustainability characteristics and objectives.

According to this approach, ESG (environmental, social and governance) aspects are an essential component of COIMA’s industrial value chain, which aims not only to maximise its financial performances, but also to pursue sustainability goals that can be measured over time.

COIMA SGR’s investment strategy is based on the following guidelines:

  • identification of existing buildings located in strategic areas for the territory being redeveloped or development areas where major urban redevelopment works with environmental and/or social sustainability objectives can be carried out;
  • enhancement of buildings or neighbourhoods through product innovation and urban regeneration, also by attaining third-party certifications that attest to the quality of the environmental or social performances (e.g. LEED® WELL®, BREEAM®, Wiredscore®, etc.)
